Florida sits on limestone, and Pasco and Hillsborough counties are among the most sinkhole-active areas in the state. MKC's licensed PE-backed team handles the full sinkhole remediation process — from the initial structural assessment through compaction grouting and underpinning to final structural repairs. We coordinate with your insurance company, document every stage for your claim, and work until the building is stable and the permit is closed.

What We Do

Sinkhole Structural Assessment

Initial PE assessment of structural damage and visible symptoms — cracking patterns, foundation movement, floor slopes, and yard depressions — to document conditions for insurance and determine the appropriate remediation scope.

Compaction Grouting

The most common sinkhole remediation method in Florida. Grout injection points are drilled through the slab or around the foundation perimeter. Cementitious grout is pumped under pressure to fill subsurface voids and compact loose soil, stabilizing the ground beneath the structure.

Foundation Underpinning

When sinkhole activity has caused foundation settlement, the structure may require underpinning with helical or push piers driven to competent limestone or rock. Underpinning follows grouting once the subsurface is stabilized.

Structural Crack & Foundation Repair

After the subsurface is stabilized, we repair the structural damage — cracked slabs, foundation damage, cracked block walls, racked door and window frames, and structural framing. All repair work is permitted and inspected.

Insurance Claim Documentation

Complete documentation of pre-remediation conditions, grouting scope, injection points, and post-remediation verification — formatted for your insurer and suitable for claim submission.

Independent Engineering Assessment

If you've received a sinkhole determination from your insurer and want an independent engineering opinion, our PE reviews the geotechnical report, assesses existing conditions, and provides an independent technical evaluation.

Recent Projects

Residential Sinkhole — Compaction Grouting

Land O Lakes

Confirmed sinkhole activity beneath a single-family residence. Drilled injection points through the slab, performed compaction grouting to fill voids and compact loose soil, and repaired cracking in the block foundation and interior slab.

Foundation Settlement — Underpinning

New Port Richey

Significant foundation settlement caused by sinkhole activity required underpinning after grouting. Installed helical piers to competent rock and lifted the settled section of foundation to restore structural integrity.

Post-Insurance Denial — Independent PE Assessment

Wesley Chapel

Homeowner's insurer denied a sinkhole claim. Our PE conducted an independent structural assessment, reviewed the geotechnical report, and produced engineering documentation that supported the property owner's appeal.

Sinkhole Remediation FAQs

Common signs include: cracking that appears suddenly or widens over time, diagonal cracks from corners of windows and doors, stair-step cracks in block walls, doors and windows that won't operate properly, sagging or sloping floors, visible depressions in the yard, and — for homes with wells — suddenly turbid or discolored water. None of these individually guarantees sinkhole activity, but any combination warrants professional assessment.

Injection points are drilled through the concrete slab or around the foundation perimeter at calculated spacing. A pump forces cementitious grout under pressure through each injection port. The grout fills subsurface voids and compacts loose soil, creating a stable dense mass beneath the structure. The injection points are then patched.

Florida homeowner's policies are required to offer sinkhole coverage. Most comprehensive policies include it. If your policy includes sinkhole or catastrophic ground cover collapse coverage, report the damage promptly. Your insurer will commission a geotechnical investigation. MKC works with your insurer's process and documents everything for your claim.

You have the right to an independent engineering assessment. If our PE's evaluation supports the presence of sinkhole activity and the insurer's investigation was inadequate, that documentation forms the basis for an appeal or dispute. We've provided independent assessments that reversed initial denials.
