Certificate of Occupancy Expediting

For commercial spaces that need a CO quickly, we manage the inspection sequence, resolve punch list items, and coordinate with the building department to minimize time between final inspection and CO issuance.

It depends on the starting condition of the space. A shell space needs everything — framing, electrical, plumbing, HVAC, ceilings, flooring, and finishes. A second-generation space (one that's been built out before) may need only selective demolition and MEP updates. We assess the existing conditions and give you a clear scope before you're committed.

MKC handles the permits and inspections as part of the buildout contract. We pull all required permits, manage the inspection sequence, and deliver the Certificate of Occupancy.

Yes. Commercial kitchens have specific requirements from the county health department — grease traps, hood systems, ventilation, commercial-grade plumbing, and specific electrical circuit configurations. We coordinate with health inspectors and know what they need before we start.

Yes. ADA compliance is part of every commercial buildout we do that involves public-facing spaces. We assess accessibility requirements during the design phase so compliance issues are addressed in the permit set, not discovered during inspection.
