Built Different.
Licensed for Everything.

MKC was founded on a single premise: Tampa Bay construction clients deserve a contractor who can handle everything — without losing the thread — because all the expertise lives under one roof.

Tampa Bay's Most Experienced Contractor

MKC's edge isn't just a stack of licenses — it's the depth of knowledge behind them. When a permit gets flagged, a FEMA determination comes back wrong, or a city reviewer misapplies an ordinance, most contractors shrug and move on. MKC pushes back: with code citations, engineering documentation, and a team that has spent decades learning how Florida's building departments, floodplain administrators, and code enforcement officers actually operate.

That advocacy is built on real experience. Our principals have built across Florida through every market cycle, navigated post-storm reconstruction surges, and worked inside the municipal permit process long enough to know where projects stall — and how to keep them moving. We use that knowledge to get results for homeowners, investors, and commercial clients who don't have time to lose.

We also specialize in the complex work others won't take on — engineer affidavits, FEMA substantial improvement compliance, code enforcement resolution, and red tag removal. If your property has a problem, there's a good chance we've solved one exactly like it before.

1

Research-Backed Permit Advocacy

We study applicable codes and ordinances before every submission. When a reviewer misapplies a rule, a FEMA determination is disputable, or a project gets flagged incorrectly, MKC cites chapter and verse and makes the case — in writing, in person, and as many times as it takes.

2

Engineer of Record On the Team

Theresa produces signed-and-sealed affidavits, structural analysis, and expert engineering documentation as part of MKC's workflow — not an outside consultant brought in after the fact. When a municipality demands engineer backup, we have it.

3

Decades of Real-World Experience

Our principals have built across Florida through every market cycle, worked inside municipal permit systems, and learned how building departments, floodplain administrators, and code enforcement officers actually think. That knowledge shortens timelines.

4

The Complex Work Others Skip

FEMA substantial improvement compliance, code enforcement resolution, after-the-fact permits, red tag removal, sinkhole remediation — these aren't edge cases for MKC. They're our specialty, and we've handled hundreds of them.

The People Behind MKC

KE

Ken (Matthew Kenneth Cortes)

Founder

Before founding MKC, Ken built homes — thousands of them — for a multi-million dollar construction company that eventually sold for billions. That career taught him how to run a project organization that never loses the thread, and what separates contractors that survive market cycles from those that don't. He holds an active Building Contractor license and certifications from Ivy League institutions. He started MKC because Tampa Bay clients deserved that same caliber of operation — not the fragmented, subcontractor-dependent model most GCs run.

Theresa Bailey

Licensed Professional Engineer

Theresa is the technical authority behind every engineered project MKC takes on. She specializes in structural analysis, sinkhole investigation and remediation engineering, and threshold inspections — three disciplines most engineering firms treat as separate specialties. When a municipality challenges a FEMA determination or a permit requires an engineer affidavit, Theresa produces the documentation that closes it.

Moses Vani

Licensed Trades Specialist

Moses holds active Florida licenses in roofing, plumbing, HVAC, and gas — a combination most tradespeople spend an entire career trying to build. He didn't wait to be told what to learn next. Every license in his stack was self-driven, pursued because keeping more expertise under one license means tighter quality control and fewer handoff gaps. On a multi-trade MKC job, Moses makes sure every system speaks to every other system.
