If a structure in a Special Flood Hazard Area is damaged and the cost to restore it equals or exceeds 50% of the structure's pre-damage market value, the entire structure must be brought into compliance with current floodplain regulations — regardless of whether the damage was caused by flooding. This can require elevating the structure, which is a significant undertaking. MKC manages the assessment and the compliance process.

In most cases, yes. An elevation certificate documents the elevation of your lowest floor relative to the Base Flood Elevation and is required for flood zone permits, substantial damage and improvement determinations, and LOMA/LOMR applications. We coordinate the survey and integrate the certificate into the permit application.

Projects requiring elevation certificates, engineering letters, or substantial improvement/damage calculations can take longer.
