What We Look At
Every estimate gets reviewed for these 6 things.
Scope of Work
Is the work clearly defined, or does the estimate leave room for the contractor to decide what 'included' means mid-project?
Change Order Risk
We flag vague language, undefined allowances, and missing line items that are almost always where unexpected costs appear.
Pricing Assessment
Is the total price consistent with Florida market rates for this scope? We'll give you an honest read — not a sales pitch.
What's Not Included
Permits, inspections, demolition, haul-away, and temporary utilities are often excluded. We'll tell you what to ask about.
Red Flags
Unlicensed work, no permit pulled, unusual payment schedules, missing insurance language — we know what to look for.

FAQ
Questions about the review
Is the second opinion review really free?
Yes. MKC reviews contractor estimates at no charge. There's no obligation, and we don't share your information with anyone. We offer this because an informed client makes better decisions — and the best clients are informed ones.
What does MKC look for when reviewing a contractor estimate?
We review what's clearly specified versus what's vague, allowances that could become expensive surprises, missing scope items that typically become change orders, whether the proposed materials and methods are appropriate, and whether the overall pricing is consistent with current Florida market rates.
How long does the second opinion review take?
We respond within one business day. For more complex estimates or projects, we may request a brief call to discuss specific items.
Do I need to upload the estimate or can I describe it?
Uploading the estimate (PDF, photo, or Word document) gives us the most to work with and produces the most detailed review. If you don't have a digital copy, you can describe the project and what you've been told in the notes field and we'll still respond.
