Treasure Island is a barrier island between the Gulf of Mexico and Boca Ciega Bay with approximately 65% SFHA coverage. Zone VE along the Gulf beachfront is subject to wave action in addition to flooding. Zone AE covers most of the island interior. Storm surge from a major hurricane can overtop the entire island.

MKC handles floodplain development permits, substantial improvement analysis, elevation certificate coordination, and V-Zone certifications for Treasure Island projects. We work directly with the City of Treasure Island's Building Department and floodplain administrator.

The substantial improvement (50%) rule applies to all structures in flood zones regardless of use — including vacation rentals. MKC tracks renovation costs relative to pre-work property values and structures projects to maintain compliance. Exceeding the threshold triggers full elevation requirements.

Yes. Home elevation is common on Treasure Island as insurance costs rise and flood risk awareness grows. MKC manages the full process — structural engineering, permits, and construction — including elevation of existing structures on new pilings or other compliant foundation systems.
